California’s commercial property shortage is making investors desperate

Strong commercial property reports are still trickling in for the first part of 2022 — but can commercial’s rebound last in the face of rising interest rates and an unstable economy?

U.S. mortgage origination volume for commercial properties — including multi-family — increased a significant 72% over a year earlier as of the first quarter (Q1) of 2022. By property type, mortgage volume increased:

  • 359% for hotels;
  • 145% for industrial;
  • 88% for retail;
  • 81% for healthcare;
  • 57% for multi-family; and
  • 30% for office, according to the Mortgage Bankers Association (MBA).

Accordingly, outstanding commercial mortgage debt increased 1.8% from the prior quarter in Q1 2022. Multi-family mortgage debt rose 2.1%, according to the MBA.

For reference, commercial mortgage originations were recently at their lowest in 2020 at the outset of the pandemic and 2020 recession, but quickly rebounded alongside rising demand. Commercial lending rose to a decades’ peak in Q4 2021. In a typical seasonal adjustment, originations fell back in Q1 2022, while remaining significantly higher than a year earlier.

The rise in commercial mortgage originations is a direct result of available commercial property falling below tenant demand, plunging vacancy rates to historic lows and encouraging investors to purchase.

Another new hotel is headed for Turlock. What’s planned for extended stay destination

Turlock’s hospitality just keeps growing.

A new hotel is under development in the city, bringing with it close to 100 new rooms just off Highway 99. The new TownePlace Suites by Marriott would be a four-story extended stay hotel west of downtown Turlock on North Tully Road.

Sacramento-based BM5 Hospitality LLC is behind the development, which would sit directly north of the existing Comfort Suites on Tully Road. The hotel would be constructed on a vacant 2-acre dirt lot that is currently being used largely for semi-trailer parking.

Representatives from BM5 Hospitality LLC did not return a request for comment on the project before the publication deadline.

Backyard barbecues abound and downtown fireworks celebrations draw crowds. But Independence Day, more than any other holiday in California, is all about going to the beach. As an environmental activist with the Surfrider Foundation, this delights me; I believe in not only protecting the world’s ocean, waves and beaches, but also in making sure people can enjoy them. The Fourth of July offers people from all over California the time to make the most of a long summer day. Survey San Francisco’s Ocean Beach on July 4 and you’re likely to see a wide range of people from across the Bay Area, unified by the joy that a day at the beach can bring.

Unfortunately, it doesn’t take long for that pretty picture to inevitably degrade into a far less pleasant one.

While the Fourth of July brings people together for fun and celebration, the “Fifth of July” is more often than not the dirtiest beach day of the year across California and the country. The dramatic holiday influx of beach visitors leave behind a huge amount of trash.

This is notable because plenty of litter accumulates on a regular day.

‘The Fun is Back’: Here’s what you need to know about the 2022 Stanislaus County Fair

The Stanislaus County Fair returns in full force this year, promising plenty of entertainment, arena events, carnival rides, livestock and more.

Because of the pandemic, the 2020 fair consisted of only online livestock competitions and drive-thru versions of a few food booths. The 2021 expo had livestock and motorsports back in person but the carnival and most of the food were missing.

But this year, the fair – which usually draws more than 200,000 people – has a 10-day slate of traditional events, set for July 8-17 at the Stanislaus County Fairgrounds in Turlock.

New $60 million health services, public health center coming for Stanislaus County

In the last five years or so, it looked like Stanislaus County would be moving its Health Services Agency away from its longtime home at 830 Scenic Drive.

But county leaders have concluded the best place for building a 55,000-square-foot health services administrative center is the old county hospital site on Scenic Drive.

Early this week, the county Board of Supervisors approved moving forward with demolition of dilapidated buildings at the Scenic campus — a job that could cost $10.3 million by itself.

The county plan calls for constructing the new building on Scenic for health services administration, support staff and public health programs.

The estimated project cost is between $56.9 million and $69.3 million when the demolition costs are included.

California Getting Back Into Energy Business to Save Wobbly Grid

The California legislature passed a measure late Wednesday that will give a state agency the authority to finance or buy power from any generator—including natural gas-fired plants—that can help prevent blackouts. The bill still requires the signature of Governor Gavin Newsom.

Fireworks fundraisers in full effect

Every year, fireworks booths pop up around every city ahead of Fourth of July celebrations. Each booth is ran by local organizations and are major fundraising opportunities.

Kiwanis of Turlock is one of the oldest organizations to participate in fireworks fundraising, and it’s one of their biggest money makers of the entire year.

“We’ve been doing this for a while,” said Kiwanis member David Martin. “We are one of Phantom’s biggest sellers in the region and it’s by far one of our biggest fundraisers.”

While the fireworks sales help Kiwanis immensely, they aren’t just raising money for themselves.
